Portfolio analysis

View gross yield, net yield, cash flow, and compare properties.

The Analysis view shows the performance of your properties: gross yield, net yield, cash flow, and other KPIs. You can view one property at a time or compare several.

What you see

  • Gross yield — Annual rental income ÷ total investment (purchase + notary + renovation + other costs). Shows how much the property “returns” in rent before expenses.
  • Net yield — (Annual income − expenses) ÷ total investment. The real return after costs.
  • Cash flow — Income minus expenses (and optionally tax). Positive = surplus; negative = shortfall.
  • Years — Data can be filtered by year. You can select one year, several, or all.

Numbers are based on:

  • Transactions from all CSVs linked to each property (with categories applied).
  • Custom entries you added for that property.
  • Property details (purchase price, mortgage, notary, renovation, etc.) for total investment and cash invested.
  • Excluded category is not counted in yields or cash flow.

Single property view

  1. Open Analysis in the sidebar.
  2. Select one property from the list or dropdown.
  3. Optionally filter by year(s).
  4. The dashboard shows that property’s KPIs, and you can open the Property tab for more detail (transactions, custom entries, etc.).

Compare properties

  1. In Analysis, switch to Compare (or “Comparison”) mode.
  2. Select two or more properties.
  3. Optionally filter by year(s).
  4. You get a side-by-side (or table) view of yields, cash flow, and other metrics so you can compare performance.

Year filter

  • One year — Use when you want to see or export a single fiscal year.
  • Several years — Select multiple years to see combined or multi-year averages (depending on how the view is built).
  • All years — No filter; all transaction years are included.

Changing the year filter updates the KPIs and tables immediately.

Property tab (inside Analysis)

When viewing a single property, the Property tab typically shows:

  • Transaction list (and optionally custom entries) for that property.
  • Possibly a breakdown by category or time period.

So you can switch from “dashboard” numbers to the underlying data without leaving Analysis.

If numbers look wrong

  • Check property details — Gross/net yield use total investment. If purchase price, notary, or renovation are missing or wrong, yields will be off. Edit the property and fix the numbers.
  • Check categories — Transactions in Excluded are not included in yields or cash flow. Make sure real income is not Excluded and real expenses are not Uncategorized if they should count.
  • Check year filter — If you expect a certain year but don’t see it, ensure that CSV has transactions in that year and the year filter includes it.
  • Custom entries — They are included; check that you didn’t add duplicates or wrong amounts.
